Two Saturdays before you look at a single house
It sounds like a waste of a weekend. It is the single most useful thing we do for anyone moving here, because nobody can choose a neighbourhood from a map when they do not yet know what the map means.
How it runs
Five steps, in this order

A call before you book a flight
Where the job is, what the household needs, what the budget is, and when you have to be here. Twenty minutes, and it changes everything that follows.

Video tours the week before
We walk homes on camera and send them. Most people rule out eight or ten this way, which is eight or ten Saturdays you get to keep.

Two Saturdays driving
Not listings — areas. What the drive is actually like at 8am. Where the groceries are. Whether the street noise bothers you. This is the part people thank us for.

Then the shortlist
By now you know the map. Four to six homes in person over a weekend is usually enough to write on one.

A lender who can close
On a short timeline the lender matters more than the offer price. We will introduce you to ones who genuinely close in twenty-one days, and we take nothing for it.

Six questions
Should we rent for a year first?
Sometimes yes, and we will say so. If you are unsure about the job, unsure about the area, or arriving with a timeline that forces a bad decision, a twelve-month lease is cheaper than buying the wrong house. We would rather work with you next year than sell you something now.
How long is the commute really?
It depends far more on which direction you cross than on the mileage. Morrisville to RTP is about four miles. Wake Forest to RTP is nearly thirty and crosses two chokepoints. We drive the actual route with you at the actual time — a map will not tell you this.
Can we do the whole thing remotely?
Most of it. Video tours, electronic signatures and remote notarisation cover nearly everything, and North Carolina closings are handled by an attorney who can accommodate a remote signing. We still recommend standing in the house once before you go firm, even if it means one flight.
How do property taxes work here?
Wake County assesses on a four-year revaluation cycle, and the combined rate is the county rate plus your municipality’s. Practically it runs around 1% of value a year inside Wake. Johnston County, which includes Clayton, is higher — that is a real difference in the monthly payment and it is built into every estimator on this site.
What surprises people most about the Triangle?
The size. It is not one city — Raleigh, Durham and Chapel Hill are three separate places with RTP in the middle, and where you live is mostly decided by which of them you work in. The second surprise is how much the tree canopy changes street to street.
Do you help with schools?
We tell you which schools the district currently assigns to a specific address, and we point you at the district’s own tools to verify it. We do not rate, rank or compare schools, and we will not tell you which area has “better” ones — that is steering, it is unlawful, and it is also just not our judgement to make.
