Sweetgum Realty Co. is a fictional brokerage. This website is a design and engineering demonstration. Every property, every agent, every phone number and every email address on it is invented, and so is every street name attached to a property. Nothing here is an offer to sell or a solicitation of an offer to buy real property, and no agency relationship is created by using this site. There are no clients, no client names and no testimonials anywhere on it.

Photographs are generated or licensed stock imagery used to illustrate a design. They do not depict real properties for sale, real transactions, or real clients.

Listing information

The 56 properties on this site are a hand-authored dataset built so that the search and filtering can be genuinely exercised. Every street name attached to a property is invented and does not exist in Raleigh, Cary or Apex — a plausible house number on a real street, with a photograph attached and an invented asking price beside it, publishes a picture of somebody's actual home. Real neighbourhoods, parks, greenways, commercial strips, historic districts, schools and roads are named elsewhere on the site as geography; no property sits on one of them. Specifications and dates are invented; school assignments name real institutions purely to demonstrate how factual attendance-zone information should be presented.

A production real-estate site does not work this way. It receives inventory from the local Multiple Listing Service through an Internet Data Exchange (IDX) feed, subject to that MLS's rules, and must display the required broker attribution, data-source notice and last-updated timestamp. None of that applies here because no MLS data is present.

Prices and market figures

Asking prices on this site are invented for a fictional home and are used only to make the search and the payment estimator work. No sale prices, days-on-market figures or neighbourhood market statistics are published anywhere on this site — those are numbers a real buyer could act on and nobody could check.

Licence numbers

No licence numbers appear on this site. A real North Carolina brokerage would print its firm licence number here, and each broker would print theirs. We have left them out rather than invent them: a fabricated number in the state’s real format can collide with a licence somebody actually holds.

Calculators and estimates

The monthly payment estimator computes standard amortisation and adds estimated property tax, insurance, any HOA fee and, below 20% down, an estimated private mortgage insurance figure. It is arithmetic on the numbers in the boxes.

It is not a loan quote, a pre-qualification or an offer of credit. Real rates depend on your credit, the loan product, the property, the lender and the day. Real insurance depends on the roof, the claims history and the carrier. Real property tax depends on the assessed value, which is not the purchase price, and on the current combined rate for that jurisdiction. Treat every output as an illustration.

Photography is either AI-generated for this project or licensed from Pexels under the Pexels licence, with photographer credits recorded in the project repository. Do not reuse the content as if it described real property.

Given that everything on it is fictional, please do not rely on it for anything at all.
